What Build-to-Suit Means for Your Business

A build-to-suit is a property developed specifically for a single occupant, designed around how that business actually operates, then delivered under a lease or purchase structure agreed in advance.

For a company that has outgrown its current facility, or one entering the Southwest Louisiana market, build-to-suit solves a problem the existing inventory often cannot. You get the location, the clear height, the power service, the dock configuration, and the site circulation your operation requires, rather than adapting your operation to a building someone else designed for a different purpose.

The trade is time. A build-to-suit takes longer than signing a lease on standing space. What you get in return is a facility that fits, in a location you chose, on terms set before the first drawing.

Our Development Services

Project concept and feasibility. Before anything else, whether the project makes sense. Cost, timeline, site constraints, and the market conditions the finished asset will operate in.

Site selection. The most consequential decision in the entire process. Access, utilities, zoning, drainage, soil conditions, rail or port proximity, workforce access, and expansion room. A site that looks right on a map can be wrong for reasons that only surface later, and finding those reasons early is the point.

Design coordination. Working with architects and engineers so the building serves the operation rather than the other way around.

Entitlement. Zoning, permitting, and the approvals process with local jurisdictions. This is where projects stall, and knowing the process and the people locally is what keeps a schedule intact.

Team assembly and management. From project strategy and site acquisition through assembling and managing the project team.

Delivery. Through construction to a finished, occupied building. See commercial construction.

Project Types

Industrial. Manufacturing, warehousing, distribution, and industrial support facilities. Southwest Louisiana’s industrial base and its position on the Calcasieu Ship Channel drive steady demand for this product type. See industrial real estate in Southwest Louisiana.

Office. Single-tenant and multi-tenant office developments.

Mixed-use. Projects combining retail, office, and other uses, particularly relevant as downtown Lake Charles continues its redevelopment.

Retail and commercial. Standalone commercial buildings and retail developments.

Why Local Knowledge Decides Development Outcomes

Development is a local business. The difference between a project that delivers on schedule and one that does not is usually not the design or the contractor. It is knowing which sites carry drainage complications, how the entitlement process actually moves in Calcasieu Parish, which utility extensions are realistic, and what is coming that will affect the value of a location three years from now.

Southwest Louisiana is in an unusually active period. Infrastructure investment including the I-10 bridge replacement, more than $600 million in City of Lake Charles projects, Louisiana Development Ready Community designation, and continued industrial expansion along the ship channel are all reshaping where demand will sit. Understanding that landscape is part of choosing a site correctly.

Working With Redd Properties

Redd Properties LLC is an independent, multidisciplinary commercial real estate firm serving Lake Charles and the greater Southwest Louisiana MSA. Principal Matt Redd holds the CCIM, CRE, and SIOR designations, three of the most selective credentials in commercial real estate.

Because we also handle construction, brokerage, and advisory work, a development client is not handed between firms at each stage. The team that evaluated the site is the team that delivers the building.

Frequently Asked Questions

What is a build-to-suit?

A commercial property developed for a specific occupant, designed around that company’s operational requirements, and delivered under lease or purchase terms agreed before construction begins.

How long does a build-to-suit take in Southwest Louisiana?

It depends on the site, the entitlement path, and the complexity of the building. Timeline is one of the first things we assess, because for most occupiers it drives the decision. We will give you a realistic schedule rather than an optimistic one.

Do you develop for investors as well as owner/occupiers?

Yes. We work with both, and the analysis differs. An investor is underwriting a long-term asset and a residual. An owner/occupier is solving an operational problem. Both require the same discipline on site selection and cost.

What size projects do you handle?

Mid-to-large-scale industrial, office, and mixed-use developments.

Do you handle the entitlement process?

Yes. Zoning, permitting, and local approvals are part of the service, and local familiarity with how those processes actually run is one of the more valuable things we bring.

Can you help us find a site before we commit to developing?

Yes. See consulting and advisory for site selection and feasibility work that stands on its own.

What areas do you serve?

Lake Charles, Sulphur, Westlake, and the greater Southwest Louisiana MSA, including Calcasieu Parish and the surrounding region.
